We have one completed, model house, from which it is visible how the finishing works can be executed!

All details are unique in their kind. The houses themselves are individually designed for the investor by a Finnish architect.
Parking lots, administrative service building, pedestrian alleys, landscape design, street lighting, playground, automated irrigation system. The entire village is enclosed with a massive fence, providing privacy and tranquility. 24-hour live security, video surveillance.

Wooden houses made of massive glued or solid beams, the so-called LOG HOUSES. These are NOT wooden houses with a supporting wooden structure!
Houses entirely made of solid wood are in the process of revival. Living in them is not only prestigious and convenient but a necessity, because the composition of all modern building materials abounds with toxic chemicals dangerous to humans. Researchers claim that wooden houses, being entirely made of natural material, create the most comfortable and healthy atmosphere for humans, relieve stress, and the sunny color of the wood improves mood. Investors refuse to be subject to fears and insecurities and thus begin designing the village. The general opinion and impression of people in Bulgaria is: "Wooden houses in our country are not popular and not in demand because their architecture is very monotonous and boring and they all resemble the houses used for mountain retreats." They believe that all houses made of solid wood look alike and are in the same style type CHALET (literally translated as bungalow).

Used Materials
The natural materials used interact with the environment and thus make the houses "breathable".
Used building materials – basement:
· Walls, floor, and ceiling – reinforced concrete structure
· Thermal insulation – mineral rock wool on the outside of the basement
· Cladding of external walls – natural stone cladding, impregnated against moisture penetration. Treatment of internal walls – gypsum plaster or drywall, depending on the client's desire.
Used building materials – 1st and 2nd floors:
· External load-bearing and internal partition walls – massive glued wooden beams of Finnish spruce with a beam thickness of 18 – 20cm
· The beams and the entire wooden structure are produced by Finnish partners - company LAMECO – RANTASALMI. The beams are certified according to DIN euro certificates. An ecological water-based adhesive is used for gluing them. The warranty of the beams themselves is over 50 years with proper use.
· Thermal insulation – no additional thermal insulation. Wood is a sufficient thermal insulator.
· Treatment of external walls – the wooden beams are treated with two coats of primer against fungi and mold on a water basis, then painted with three coats of high-quality wood paint, specially developed for such a purpose by the Finnish company TIKKURILA with a 10-year warranty.
· Treatment of internal walls – inside the walls are left in the natural color of the wood. At the client's request, they can be painted in the desired color. Windows – high-quality, three-chamber wooden frames with a low heat transfer coefficient < or = 1 /K filter/ Used building materials – roof: · High-quality aluminum coating with a special system, secured with a double seam. Heating and ventilation: · Heating and cooling of individual rooms are achieved thanks to high-quality and economical air-water heat pumps, with the entire piping and all connections on it, including distribution valves, etc., by the REHAU system. · Domestic hot water heating – with the help of the air-water heat pump and two solar panels from the world-renowned company VIESSMANN for each house. Water supply and sewerage: · All pipes for the sewer and water supply are according to the so-called "silent" system of REHAU. Why do we use Finnish spruce and not pine?! Or 10 advantages of spruce over pine in building wooden houses 1. More moisture-resistant than pine. Spruce absorbs moisture much less than pine, therefore wooden houses made of pine wood are susceptible to mold and rot. 2. Uniform white color. Spruce wood has a uniform white color, as its core and sapwood are white by nature. Pine wood has a large resin diameter, a bright yellow core, and only a narrow white section along the bark. The colorful pine wood gives the house a more simplistic and clichéd look, while the uniform white spruce creates an atmosphere of elitism and elegance. 3. Almost invisible seams when glued. If we accept the fact that currently even the highest quality materials for building luxury wooden houses are glued, then in this case the monochrome spruce has another unbeatable advantage: almost invisible seams when glued. 4. Does not darken over time. Over time, wooden houses made of spruce do not yellow like those made of pine, but remain light. The resinous hard substance of pine has the ability to yellow over time, and sometimes even brown. 5. Small light knots of spruce, unlike the large dark brown ones of pine, are also an advantage and contribute to a better external and internal appearance of the house. 6. Spruce material glues better. Spruce wood glues better because it is more water-resistant. For this reason, spruce, compared to pine, is less prone to deformation. 7. Does not leak. Pine contains a large amount of resin, even on its surface, so it constantly leaks. Pine wood, for example, cannot be used in the manufacture of saunas because when heated, the resin starts to leak more. Spruce also contains resin, but in small quantities, we can say it is "invisible" and therefore does not leak like pine. 8. No cracks. It is claimed that spruce wood is softer than pine, but in reality, it is harder. During processing, spruce does not bend very easily, so some manufacturers prefer not to work with it. This gives spruce a huge advantage over pine – spruce is more resistant to warping. This means that if under the same load, pine wood cracks, spruce slightly bends but does not crack. Therefore, on the walls of pine houses, you can see many cracks, while in those made of spruce, you cannot. 9. Luxury, highest quality wooden houses are made only from spruce. 10. Wooden houses made of spruce have been preserved for hundreds of years and have maintained their quality. This fact was recently proven by research conducted in Finland. Degree of completion of the houses DEGREE OF COMPLETION OF THE HOUSES AFTER CONSTRUCTION Basement · Inside – The degree of completion is up to plaster and screed or according to BDS. · Outside – The degree of completion is with thermal insulation and stone cladding First and second floor · Inside – The walls are left in the natural color of the wood. At the client's request, they can be painted or a decorative drywall construction can be built in places. · Outside – The degree of completion of the walls is painting with water-soluble primer and paint. DEGREE OF COMPLETION OF THE HOUSES ACCORDING TO INDIVIDUAL SYSTEMS Basement, first and second floor · Water and Sewer – all plumbing pipes installed up to "cap". All sewer pipes installed and connected to the waste water channel. · Heating and Ventilation – all systems and appliances related to the trouble-free operation of the heating and cooling system installed. · Electrical – all sockets and light switches installed and mounted according to the preliminary project of the houses. DEGREE OF COMPLETION OF ROAD INFRASTRUCTURE AND LANDSCAPING AROUND THE HOUSES FOR THE ENTIRE VILLAGE · ROAD SURFACE FOR CARS – asphalt · SIDEWALKS, REINFORCED PARKING SPACES – 10cm high concrete pavers in different colors · LANDSCAPING – landscaping is according to the project for the entire village. 3D visualizations show 100% of the future vegetation.
